  • Key Holding
  • Check the property every week inside and out
  • Pay all utility bills
  • Flush all toilets, run all taps and showers to clean any stagnant water from the pipes to eliminate any smells, leaving fresh water in the pipes.
  • Pest control inspection – Inspect all the drains outside the property for rodents or cockroaches.
  • Prepare the property for guests/owners arrival making up beds, putting out clean towels, linen etc. at an extra cost
  • Switch on air conditioning/heating, boiler, fridge and appliances, also switching on lights if night arrival.
  • Regular check of all electrical appliances, air conditioning/heating and light bulbs.
  • Watering every 2 weeks of balcony plants only
  • We can supply a welcome pack for £5 + cost of shopping, just email us your personal list. We highly recommend this for late night or Sunday flight arrivals.
  • Supply and fit new gas bottle as required (cost of new gas bottle to owner plus collection).
  • General assistance to guests if needed in case of medical or police problems, etc.
  • On request rent-a-car bookings or transfers made on behalf of the guests.
  • On departure of the guests, the property will be inspected for any loss of items or any damage incurred will be reported to the owner so that any security deposit taken by the owner can be retained.
  • Our cleaning and laundry service will be carried out on guest departure at an extra cost to the guest or owners.
  • Inspect the doors, windows and shutters.
  • Inform owner immediately of any problems at the property requiring urgent attention, acting only once we have received written instructions.
  • Check property for signs of rising damp or mould. (During the winter months)
  • Air the property then ensure property is properly secured on completion of inspection.

– Our dedicated and experienced Maintenance Department offer the best quality registered tradesmen for the maintenance of your property and monitors all of their work. Our process is simple yet effective. 

– When undertaking more extensive work on our sites we request a minimum of 3 comprehensive quotations and then follow up with a consultation procedure to allow all owners’ input.

– Our Accounts Department are always on hand for any service charge or ground rent issues you may have. They also ensure that our business is running cost effectively for us and you.

– In order to achieve complete transparency and honesty in our financial dealings all sites have their own individual bank accounts. The accounts for each site fall under the scrutiny of Ebru Usar FCA, Chartered Accountant at the end of each financial year. Copies of the accounts are sent to all owners. Any additional information can be viewed at our offices at no additional cost (by appointment only).

We can offer competitive appliances packages for most brands including Bosch, De longi, Siemens, Ariston, Phillips or the local North Cyprus brand Arçelik. Manufactured in Turkey Arçelik offer excellent packages with a complete aftersales service for example, dual air conditioner/heating units are inexpensive and easy to install.
